When residents of an area do renovation, new construction, and spring cleaning they add many loads of garbage to the regular household trash. Cities of any size at all have historically developed methods of hauling away the regular stream of junk and disposing of it in the most environmentally-friendly way possible. Garbage used to be burned or thrown in the rivers which proved to be the major cause of local pollution of the air and water. This is the story of the W12A landfill that is the destination for trucks performing St. Thomas, Kitchener, Waterloo, Stratford, Cambridge, and London Ontario trash removal to compact the non-recyclable garbage and compress it into a landfill site.

Cities like London Ontario must do their trash removal and disposal in such a way as to conform to guidelines set out in the Environmental Assessment Act, Environmental Protection Act, and the Ontario Water Resources Act. The W12A landfill was opened in 1977 and is still evolving in order to handle three to four million more tons of residential and business rubbish in addition to the six million tons already deposited. The site covers 147 hectares, with 107 hectares being used to accommodate the quarter of a million annual tons of city waste from the 100 waste removal trucks that make their rounds collecting everything the city can throw at them.

Science has helped in the management of all this waste; older people will remember a time when the small rivers where dad used to fish as a child had been turned into lifeless toxic streams of undrinkable water caused by both direct dumping and leaching through the soil. Leachate collection piping and storm water management ponds are now used to prevent further environmental damage. The same approach has been taken to cause less damage to the air; decomposing garbage creates methane, a flammable gas which is 21 times more powerful than carbon dioxide as an agent of global warming, so the methane is burned in a large flare to get rid of the foul smell and to turn the methane into a less damaging carbon dioxide form.

The Blue Box Program of 1990 began to impress upon householders the need for separating and recycling trash. Can, plastic bottles, cardboard, paper, and packaging materials can go out in the Blue Box. Large appliances and other recyclables shouldn't take up valuable space in a landfill so they are picked up by either city trucks or private junk removal services. If a homeowner starts to plan major home improvements that require trashing materials like tiling, wood, scrap metal, bricks, flooring, shingles, and other substances ripped out from the house, a private company would provide dumpster rental and pick up to get the trash to the right destination.

When you see pictures of landfill sites, you may notice that they sit high up on a man-made plateau; this helps to trap the sound from the heavy machinery used to compact and move the garbage around, since earth transmits sound waves less efficiently than through the air. The landfills are also ringed with litter fences to keep bits of trash from blowing into inhabited areas. You may find grass-covered berms along the perimeter to improve the look of the landfill. Soil is spread over the layers of garbage to reduce the smells.

Various depots have been set up to drop off selected types of trash. By recycling old tires, glass, cans, and other categorized materials, the population of London Ontario has reduced their total annual garbage from 420 kilograms in 1987 to 247 kilograms in 2007. With further advances in garbage management, there may be a day when pollution is only a distasteful memory of the past.

By control of the carbonization process, different types of pre-defined carbon end products can be produced, as of commercial production demanded schedule. The volatile HAPs are safely removed in the reduced volume of gas-vapor stream and converted to syngas and turned into surplus electric power. The standard industrial scale is from 30,000 m3/year (4 m3/h) continuous throughput capacity and optional larger capacities are available up to 420,000 m3/year (56 m3/h). Both electric fired and gas fired versions are available in full scale industrial design.

3R PYROLYSIS APPLICATION AREAS:

THE "3R" PYROLYSIS TECHNOLOGY: Economical carbon refining of organic byproducts by low temperature carbonization pre-treatment process

The 3R (Recycle–Reduce–Reuse) Low Temperature Carbonization Process technology represents the original solution advanced new generation of solid feedstock-based carbon refining production system. By pre-treatment it breaks down any carbon-based feedstock into its basic constituents and removes contamination by preventive measure. This enables the preventive separation of HAP's to produce refined carbon and clean syngas for efficient and improved electricity generation. whereas the (1) primary desorption chamber, (2) condensation or burning of pyrolysis gas vapours and (3) non destructive APCD off gas scrubber are separate devices, whereas (a) treated solids, (b) condensate residuals, (c) APCD residuals, (d) organic air emission, (e) metal air emission, and the (f) acid gas emission treatment are according to all the relevant comprehensive U.S. regulatory requirements for Operational Control, Residuals and Air Emission Parameters. The environmental purpose of 3R thermal desorption is to volatilize contaminant streams in small process gas volumes and to remove them from the treatment chamber for subsequent treatment. From permit legislative point of view it should be noted that the treatment standards in the U.S. relevant legislation Sec. 268.45 for thermal destruction specifically exclude thermal desorbers.

3R pilot plant with industrial like performance has been built in Hungary under the EU FP5 NNNE5/363/2001 project (2001-2005). The pilot plant has a throughput capacity of up to 265 kg/h feed material and includes all vital components for the technology, such as indirectly heated rotary kiln, post burner, off gas scrubber, heat exchangers and process control electronics with software. Further agro industrial application has been developed under large scale European Union development programme EU FP6 514082 project (2005-2008), where comprehensive scientific and industrial scale up "biochar to soil" technology has been developed and tested in seven EU countries and Israel.

For pre-treatment a specific purpose designed, developed and patented pyrolysis technology used, "3R", consisting of a horizontally arranged externally heated rotary kiln, where the contaminated feed material is carbonized and decomposed in true reductive environment under less than 850°C material temperature and vacuum. Specific pyrolysis gas-vapor post burner, multi venturi off-gas treatment scrubber and carbon heat exchanger used, which makes the 3R technology comprehensive and complete solutions. The flexible operation provides wide range of 25 % to 125 % of nominal capacities. The volatile HAPs are safely removed in the reduced volume of gas-vapor stream and converted to syngas, while the refined Clean Coal solid end product is utilized. "Product like" pilot plant has been built and successfully tested under semi industrial conditions in Hungary since 2005. Nine different types of feed materials (three types of brown coals with different S and ash content, hard coal, four types of biomass – straw, grain, wood chip, sawdust, animal bone meal), totally 111 tons, have been tested with up to 265 kg/h throughput capacity under 1779 hrs, incl. 594 hrs continuous run. The technical viability of the comprehensive 3R technology is demonstrated, including EU compatible industrial permitting from ten different Authorities and certification of ISO 9001 and 14001. Full scale application is designed with modular installation up to 420,000 m3/year solid fuel throughput.

The strategic aspect of the overall 3R technology development scientific/technological objectives is to develop highly flexible solid fuel pretreatment option to be developed and applied to achieve comprehensive benefits as follows:

Feedstock Flexibility: flexible choice by multi feed.

Technology Flexibility: The flexible operation provides wide range of 25 % to 125 % of nominal capacities.

Zero Pollutants: removed environmental impacts (HAP, GHG).The 3R is closed system, all process streams are recycled and reused for economical production of added value products.

Conclusion: The 3R pyrolysis technology is a clear solution to a complex environmental, economical and energy efficiency challenge for the first three decades of the 21st century:

  1. All energy use affects the environment.

  2. For any given resource, technology choices and management practices alter environmental consequences.

  3. Reductive thermal processing (pyrolysis) technologies for renewable and pretreatment purposes are, in the vast majority of cases, preferable to conventional technologies.

  4. Most conventional energy technologies are ultimately unsustainable.

  5. Furthermore, the costs of large-scale carboniferous byproduct processing and valorization by 3R pyrolysis means provides sustainable environmental and economical benefits.

Passive real estate for both the investor and the investor’s heirs

Experienced, savvy and sophisticated real estate investors typically are inundated with decisions of what to do with their existing assets as they plan their estates.  In many cases, individuals holding various types of real property may want to simplify their portfolios for the next generation for ease of administration and enjoyment.  

Net lease investments (“NLIs”) are one of the most passive forms of real estate investment.  Under an NLI arrangement, the investor purchases the real property subject to a “triple net” lease.  In such case, the tenant is responsible for paying all of the taxes, insurance, and most importantly, the maintenance of the real property.  By divesting of current real estate holdings and purchasing an NLI, the investor can ultimately simplify the investor’s real estate portfolio and have the ability to transfer assets to the investor’s beneficiaries with the comfort of understanding that little to no real estate experience will be required in order to manage the NLI.  Additionally, depending on the type of asset purchased, the investor can assist in providing the investor’s heirs with (a) an income stream that extends into the future; and (b) an appreciating capital asset.

Investors concerned with the potential tax burdens associated with the sale of their existing real estate investments may consider taking advantage of the tax-deferred exchange provisions of Internal Revenue Code Section 1031 in order to effectuate their diversification into NLIs.  Through the implementation of a properly structured tax-deferred exchange, investors can sell maintenance-intensive real property investments, defer the taxable gains on such sales and reinvest the proceeds in an NLI.  Throughout the remainder of the investors’ lives, they can continue to enjoy the income stream and appreciation afforded by an NLI.  Should a particular investor continue to maintain their investment in the NLI until death, the investor’s estate will receive a step-up in basis in the NLI to its fair market value as of the date of the investor’s death, thereby eliminating all of the deferred income tax on such real estate investment.  Thereafter, the investor’s beneficiaries receive the following benefits: (a) a real estate investment; (b) an income stream subject to the terms of the NLI; and (c) an asset in which they possess a relatively high basis such that if they sell the NLI in the future, they can minimize the taxes paid in connection with such sale (or, if properly structured, such taxes can be deferred through a subsequent 1031 exchange).

Case Study:

Situation

For over 40 years a private investor had amassed a portfolio of New York real estate encompassing over 3,800 multifamily units.  Over the four decades, the investor had personally managed and operated the portfolio with a small team of staff and advisors.  Now in his late 60’s and with no heirs willing to undertake the management-intensive nature of the holdings, the investor was looking to gradually simplify his assets while maintaining a level of passive income that could be easier to pass on to heirs.

Problem

The size of the investor’s portfolio made it more challenging to find one single buyer since the assets are valued at approximately $420 million.  Additionally, the sale of the assets, if not properly timed, would have triggered a substantial capital gain that would have drastically affected the net proceeds for the investor.

Solution

Staggering the sale of the assets within the portfolio to allow for much smaller dispositions and encourage an ultimately higher sale price, due to increased competition, would allow the investor the opportunity to use the 1031 tax deferred exchange code in order to find like-kind assets to purchase.  The assets found for the exchange were real property occupied by tenants who signed long-term triple net leases, were priced in the $2 – 10 million range and had a large scope of geographic diversification.  Therefore, the passive income attained from the newly acquired assets coupled with the use of the 1031 tax code allowed the investor the comfort to plan for future generations’ passive income as well as eliminated the immediate capital gains taxes he would have realized.

Beaver Scouting PRE SEASON BEAVER SCOUTING IN CENTRAL PENNSYLVANIA

You can scout for beavers most any time of year,  typically the best time is in the early fall when they start to harvest trees and corn stocks for their winter feast. But first lets learn a bit of information about the beaver and it's ways.
The North American Beaver "Castor canadensis" is the largest rodent native to North America. They are semi-aquatic, but spend most of their time in the water. They are slow moving on land, and are easily scared and will run quite fast when alarmed. They are excellent swimmers, and their bodies are well adapted for water. Their tails are large, flat, and paddle-like, while their feet are webbed. The North American Beaver can stay under water for up to 15 minutes at a time.

Bald Eagle Creek Beaver Mature males weigh  40 to 60  pounds, but can weigh over 100 pounds.  Beavers usually mate for life, only one litter of 4 to 6 kits is produced each year from April to June, following a 100 to 105 day gestation. At two years of age, beaver leave the home colony to search for winter quarters, which may take them up to 50 miles away.

I took this picture in late September the day after a hard rain and close to dark.  This is a juvenile beaver and weighs around 7 pounds.

The life span of beaver is 5 to 10 years, with some living up to 20 years. Because of their size, behavior and habitat, beaver have few enemies. Mortality is highest during the first year; coyotes, bears, bobcats, river otters  and humans are the main predators and now with the reintroduction of Eagles to the area young beavers are easy prey.

Most of the beavers that live in central Pennsylvania are referred to as bank beavers now, because they burrow into the banks of streams and rivers instead of building large dams known as lodges, reason being is because of loss of wetlands due to human population,  flood protection projects and the breading of sub species brought on by importation of beavers from other parts of North America. Beavers have adapted to this by taking over Muskrat holes and digging them bigger and deeper into the banks. Beaver will store food such as corn stocks, tree limbs, hay,  cattails, water lilies summer aquatic plants.and most any vegetable grown on farms into these under water caverns.
Where suitable conditions occur in wet lands beaver will construct large dams if their is an abundance of trees and human pressure is minimal.
Beavers will dig many holes along the beds of waterways close to their food source and lodge. Look for holes under very large Maple trees, or most any other hard wood tree, but usually not pine, hard woods have large root sections that penetrate deep under ground and makes a natural support structure to help stop cave in's and can be cleaned out easily when flooding occurs
There are 25 subspecies of the American Beaver, but different subspecies have been reintroduced to areas with previously geographically isolated subspecies, following population decline or extirpation of the indigenous subspecies. This has led to very substantial mixing of the subspecies gene pools, and some subspecies may have disappeared entirely.
The most widespread subspecies in North America are C. c. acadicus, C. c. canadensis (Canadian beaver), C. c. carolinensis (Carolina beaver), and C. c. missouriensis (Missouri River beaver). The Canadian beaver originally inhabited almost all of the forested area of Canada, and because of its more valued fur, was often selected for reintroductions elsewhere. The Carolina beaver is found in the southeastern United States, the Missouri River beaver, as its name suggests, is found in the Missouri River and its tributaries, and C. c. acadicus is found throughout the New England area in the northeastern United States.
A scent gland near their genitals secretes an oily substance known as castoreum which is used to waterproof its fur. A thick layer of fat under its skin insulates the beaver from its cold water environment. The eyes are covered by a nictitating membrane which allows the beaver to see underwater. Their nostrils and ears are sealed while submerged. The flat, scaly tail is used to signal danger and also serves as a source of fat storage.Its fur has a range of many different colors but is usually seen as dark brown. The beaver coat comprises two types of hair. The outer section is coarse and long and covers an inner layer which is much finer.

Some holes range in size from 12 inches to 4 feet across and can reach a depth of 10 to 20 feet and 10 to 25 yards from the stream bank.
They are also used to escape high water when in the den and to escape danger when present on land.

I have seen these holes used by not only beaver but coon and coyote for dens, snapping turtles will enter and exit the water ways by these tunnels as well.

Mink, weasels, squirrels and chip monks will also frequent these air holes. Beaver entrance This is a top view of a Bank Beaver's entrance to his food store or den, as you can see the entrance is almost blocked with corn stocks and tree limbs from the near by farmers fields and wood lots.

Beavers will fill these caverns completely full with food to sustain them through the hard Pennsylvania winter.

Beavers have been known to travel several hundred yards from water to collect food such as corn stocks and cut the whole stock down and drag it across land back to it's food store cave in the waters banks.
Beaver prefer to work under the cover of night but can be seen close to sun set and right after hard rains turn the water a dark brown color.

Beaver are strict herbivores who do not hibernate. Most of the beaver's diet is made up of tree bark and cambium, the soft tissue that grow under the bark of a tree. They especially like the bark of willow, maple, birch, aspen, cottonwood, beech, poplar, and alder trees. Beavers also eat other vegetation like roots and buds and other water plants. The beaver has a specialized digestive system that helps it digest tree bark.
Because they are so thoroughly adapted to an aquatic lifestyle, they do not have the ability to climb trees.  In order to get the food that is out of their reach, they chew around the base of the tree until it falls.  They do not know which way the tree will drop and are sometimes injured or killed by larger trees.

The front teeth (incisors) of a beaver, or any other rodent, grow throughout the life of the animal.  The front surface of the incisors is made of a very hard enamel that is dull orange in color.  Since the back part of the tooth is not as hard, it wears off first, resulting in a chisel-like shape which, for a beaver, is perfect for the tasks of felling trees and stripping their bark.  A beaver can drop a 2 inch thick tree in just a few minutes.

So the next time your out fishing or hiking along a waterway, keep your eye out for these signs and if you hear a loud slap of water you just may have startled a beaver and thats his warning to other beavers of your presence.

Incidentally, very basic video monitors are essentially televisions, but without the additional circuitry needed, to receive and decode the Radio Frequency signals, which are transmitted through the air.

The "Closed Circuit" bit is actually quite straightforward. Let"s say for example, that you subscribe to Satellite TV. If you watch your favourite television programme, you and perhaps a few million others will be able to receive the transmitted signal through the dish and "set top box". As anyone with a correctly tuned "Telly" can access this signal, we can safely describe this type of arrangement as an "Open Circuit Television" or "OCTV" system.;If a signal is being linked from any source, whether it"s a DVD player, a camcorder, or a surveillance camera, directly to a display device such as a television, this is described as a "Closed Circuit" simply because it is not available to anyone else.

So you can see that in the early days of developing video camera security systems, the pictures from the cameras were almost always sent to a monitor, or a video recorder, or indeed a sealed Control Room under "Closed Circuit" conditions, hence the now widely accepted term "Closed Circuit Television".
2. What you need to know before you buy a DVR


Unlike the 'Analogue' VCR (Video Cassette Recorder), a Digital Video Recorder (DVR) is very different and often totally misunderstood.Firstly in terms of conventional CCTV, with very few exceptions, the camera signals are being input into the recorder via a standard composite video (CVBS) analogue input (BNC connector). The individual images (fields or frames [each comprising of two interlaced fields]) are converted to a standard recognised protocol, such as MPEG-4, M-JPEG, JPEG2000 or Wavelet, which are unique and totally incompatible compression formats, that allow data rich images to be stored as a stream of 'slimmed down' coded files camere supraveghere .

Some of the main things to consider when thinking about buying a DVR include:

• Frame Rate - The Higher the frame rate the more fluid the playback however also a higher frame rate will use up more hard drive space. (Real-time recording is 25FPS)

1) Metal cased monitors are generally far better at reducing and resisting electromagnetic radiation, than plastic cased units.

3) All CRT monitors generate a lot of internal heat. Take special care to maintain good ventilation at all times.

5) If the monitor is a multi standard PAL / SECAM / NTSC unit, this can be used to play back recordings using a suitable player.

6) If you leave the same image on a CRT monitor for any length of time, it will eventually ' burn in' to the tubes phosphor coating.

7) Flat screen monitors offer a host of advantages over standard CRT tubed monitors, but the price may still be a limiting factor.

4. Cameras

There are three main types of cameras to consider mono, colour and colour/mono. All have their own advantages and disadvantages. The advantage of mono cameras are the cost effectiveness of them and also as they don't display colour they are able to achieve higher resolution for a cheaper price. Colour CCTV cameras are better for evidence purposes as they display in colour where things may be more difficult to make out on mono cameras. Colour/Mono cameras have an advantage as you get the full quality of colour during the day and then can still receive mono images during the night.

Other than the type of camera you require there are several other important factors to consider when buying a camera these include:

• TV Lines - The higher the TV Lines the better the quality of image on the camera an average amount of TV Lines is 420 a high resolution is 480 or above however with mono cameras 480 is considered medium resolution and 600 considered high.

Marcellus boom only beginning

Jefferson County is poised at the beginning of a boom that could last 30 years or more as drillers begin extracting natural gas from the Marcellus shale and petroleum from the deeper wells of the Utica shale.

That was the theme of a report by Donna Hrezo, small business hub coordinator for Progress Alliance, during the Progress Partners monthly meeting, held Tuesday afternoon in the J.C. Williams Center at the Franciscan University of Steubenville.

Hrezo and Salem Township Trustee Terry Bell attended a tour of Greene County in Southwestern Pennsylvania in late June.

She said from the tour and meetings with the county commissioners and others, it can be anticipated that Jefferson County is about to undergo a transformation.

"Greene County's economy is transforming from what they're expecting from the Marcellus drilling," she said. "The amount of wealth they're receiving is life-changing."

Marcellus drilling is getting under way this summer in many places in Jefferson County after mineral rights contracts and deals were being made for much of the past year.

Hrezo said among the findings on her tour is a need for local property owners to be prepared with remodeled and ready homes and apartments to rent. She suggested getting to work immediately on getting properties ready.

"There is no time to wait until they come. They need properties that are ready," she said.

Hrezo said a Penn State University study found that while the drilling jobs are staffed by out-of-state workers, the rest of the support jobs are staffed in the local economy. She said there are more than 150 vocations involved directly in the life cycle of a well, and an average of 420 people are employed because of a single well.
